Major Waterfront Overhaul Proposed For One Of The Last Remaining Undeveloped Parts In Old Town Alexandria

The Alexandria Planning Commission met on May 6th to review the proposed redevelopment of Robinson Terminal North in Old Town Alexandria, one of two deep water berths used by The Washington Post for almost a hundred years. This project represents a major transformation of one of the last significant undeveloped portions of the city’s waterfront.

The project, submitted by RTN East LLC and RTN West LLC, outlines an ambitious plan to transform the former industrial site at 500 and 501 N. Union Street into a vibrant mixed-use development. The proposal includes two buildings with a combined 73 residential units, 16,000 square feet of retail and restaurant space, and a notable circular restaurant overlooking the water.

The plan also features expanded public open space which will include a new Alexandria Renew Plaza with lawns, seating, play areas, and access points to the water. Additionally, the existing Robinson Terminal pier would be repaired and enhanced for public use. Envisioned features include the hosting of large ships, outdoor games, plant and sculpture gardens, and outdoor cafes.
The developers intend to invest $8.3 million in street and open space improvements and have emphasized pedestrian-friendly design and connectivity with nearby parks. The massive project would cover approximately 213,000 square feet.

This plan reflects Alexandria’s broader goals of integrating arts, culture, public access, and sustainable mixed-use development along its historic waterfront. If approved, it would bring vibrant new energy to Old Town while preserving the area’s waterfront heritage.
