Should You Sell Your House in the Winter?

When is the best time of year to sell your home? It's been a longstanding belief that the summer is the right time to list your home for sale. However, that opinion stems from the time before the internet even existed. When people had to dig through the newspaper to find homes to go see, and the descriptions were tiny, a few sentences long. People actually had to go see them in person to really find out what they look like at all.

Now that we do have the internet. You can see 10, 20, 50 pictures of a property and narrow it down to just the few that you know may work. Instead of having to go see 10 or 20 homes in good weather now you can see three or four, and actually be able
to make an offer. It is very different now.
And that hangover has led to there being about three times more listings in the summer. So anybody who lists their home in the winter is sure to get qualified visitors who are really interested and most likely ready to make an offer, whereas in the summer you often have people just sort of browsing and taking advantage of open houses. Listing your home in the winter can actually lead to fewer more qualified visitors, many that may have been ready in the summer but lost out on some deals so now they know exactly what to do at this point. You'll have less competition with other houses on the market and may get better offers as well.
