Here are three things I find buyers often don't know.
1. You can get a home with zero money down. There are different plans depending on the state or city you live in. Tons of great options in Arlington, Alexandria, and DC. You can get up to $80,000 in DC and $50k in Alexandria through county programs. There's also always the VA loan, which is great. For active military and vets, thank you so much for serving our country, you can get 100% financing with a VA loan.
You also have low down payment loans, such as FHA for first time home buyers with 3.5% down.
2. You do not pay your buyers agent anything. They are going to be paid through the seller. Whoever's listing selling the home you end up buying, they have an agreement with their Realtor to pay your agent for you. They work do tons of work for you for free on your behalf and they'll get paid by the seller in the end. So reach out early and take full advantage of all the information they can offer you.
3. You can close a loan with zero closing costs. Sometimes you can close loan without paying closing costs. There are ways to wrap it into the loan or work it out with the seller so that they are paying them for you. Your realtor will be able to help you with this, but you can pay zero closing costs. Nobody wants to pay $15,000 out of pocket for their closing costs when they're not going to see a return on that investment.
